Attendees will be given a summary of the steps necessary for preparing a capitalization rate study. Topics discussed will include: Initial contact with the client, engagement letter, contract negotiation, work process and sources plus a discussion of historical rates and trend forecasts.

This ninety minute hands-on workshop is designed to reacquaint participants with the fundamentals of basic legal descriptions. This includes, but is not limited to reading, writing, and understanding the basic math behind plotting descriptions on a map. This workshop is a valuable opportunity for participants with a beginners or an intermediate level skill set with interpreting and plotting legal descriptions.

The purpose of this workshop is to provide guidance and suggestions on the valuation process of fast food restaurant properties. Information from actual appraisals of fast food properties will be utilized to help illustrate some processes and procedures.

Purpose of this workshop is to provide guidance and suggestions on the valuation process of hotel/motel properties. The workshop will look at the different classifications of hotel/motel properties, lodging terminology and how all three approaches to value can be used to value these types of properties.

Deprecation is a crucial component that should be extracted from the market. This presentation will show how to analyze sales of residential properties and create a deprecation table based on the condition of the dwellings. The additional steps of calculating obsolescence will also be analyzed.

This session will explore the tools journalists use to cover local government and the opportunities and challenges this presents for local officials.

One representative from several states will discuss the following:

1.      Tips on dealing with budgets with declining financial resources.

2.      Changing burden of proof from property owner to assessment jurisdiction.

3.      What in your opinion is the largest negative facing the assessment profession in the next 2 – 3 years?

4.      What state legislation has had the largest impact on the assessment process in the last 2 – 3 years?

5.      Considering the aging of personnel in government assessment offices throughout the country, what can be done to recruit and develop the next generation?

This presentation will discuss the new IAAO Standard and how items such as remote sensing, LIDAR, street-view images, oblique photography and high resolution imagery are changing the way the assessment office does business. Additionally, how this technology can lead to desk top reviews plus the cost and savings associated with this technology.

This session will focus on the topics of foreclosure sales, their impact on the market, and how assessors have incorporated the impact of these sales in the assessment process.  A review of various approaches will be discussed along with a survey of developing case law related to foreclosure sales.
